Respecting Your Rights

We pride ourselves on our professional and good working relationship we have with our tenants. We respect your rights as tenants and will always try to accommodate your needs. We strongly encourage reports of property damage, maintenance requests, and mistreatment. For general maintenance and repairs we will work with your schedule as best we can so to cause little inconvenience for yourself. Our lines are open 24/7 in case of emergency and we will always take the time to listen to your concerns.

Applicant Screening Policies

Thank you for considering R&R Properties of Eugene for your rental housing needs. The following items are required for the screening process. If any applicant fails to pass any steps of the process in a timely manner, all applicants may be terminated and the application denied.

  1. Fill out the application completely in legible writing: All applicants must provide accurate and truthful information or all applicants may be denied. All non-married applicants over the age of 18 years must be listed as applicants and complete their own applications. Married adults may summit the same application if married for over one year. All application fees are non-refundable and will not be applied towards any rents or deposits.
     
  2. Co-signer: A qualified co-signer is one who: a) Fills out the co-signer application completely and is accepted as a co-signer. To be accepted as a co-signer one must: a) Provide proof and amount of income for the last 3 months. b) The cosigner’s income shall be at least three times the gross rental amount. A co-signer is not one who: a) is applying with the applicant. b) Is not a legal adult with US citizenship. c) Does not have a steady, verifiable income.
     
  3. Identification: At least one form of state issued picture identification is required. You may also be asked to provide further documentation such as SS card, passport, or other indentifying documentation.
     
  4. Income: The income solely or combined shall be at least three times the gross monthly rent. Applicant(s) are required to provide verification and amount of income for the last three months. Proof of income includes pay stubs, tax returns, and state issued funds.
     
  5. References: All landlords (previous and current) as well as personal references must be correct and verifiable. If we are unable to verify references or any negative references are given, this may result in application denial.
     
  6. Judgments/Collections/Credit Check: With your signed application, you are authorizing the landlord/manager to conduct a search of civil records (background, criminal, credit and eviction history) for each applicant. R&R Properties of Eugene may factor in credit-worthiness as associated with payment history in determining prospective tenant(s) risk. Applications may be denied due to the results of the civil records.
     
  7. Demeanor: The applicants and associated parties attitude and behavior (demeanor) will be strongly considered during the screening process. All applicants must meet with a team member before application will be considered complete.
     
  8. Pet Policy and Deposit: Pets are accepted on a case-by-case basis. Some breeds will not be accepted. All pets will be screened separately. A photo of each pet is required with application. A refundable amount of no less than $400.00 per pet will be required before tenants take possession of the residence.

 

Any and all information provided, whether written or verbal, that is inaccurate, negative, unverifiable, incomplete and/or falsified, will be grounds for the denial of the application as well as subsequent termination of tenancy. Applicants will be liable for any and all loss or damages resulting from false or misleading information. Upon move-in all deposits and move-in costs are to be paid by cashiers checks, money order or cash. Personal checks will be accepted after initial move-in costs.
