Lane County Real Estate Market Data (Week of Jan. 2)

    We’re starting 2017 off with another R&R Properties of Eugene Real Estate market data update for Lane County! Check out the latest market data (including pricing, inventory, and more) for Eugene, Springfield, and Cottage Grove:

    Eugene Market Data:

    • Price: The median price for Eugene homes leveled out near the end of 2016, but are showing signs of a gradual increase.
    • Inventory: With the exception of the second quartile of homes, the number of pending sales (“absorbed”) has been outpacing or equal to the number of newly listed homes, resulting in a decrease in inventory.
    • Supply and Demand: The market has cooled a bit at the end of the year with prices somewhat flat, keeping the area in a seller’s market zone. However, if the market falls into the buyer’s zone, expect downward pressure on pricing.

     

    Springfield Market Data:

    • Price: The median price for homes around Springfield has plateaued around the end of the year.
    • Inventory: Inventory has been somewhat light, and with the exception of the first quartile of homes, the number of pending sales (“absorbed”) has been outpacing the number of newly listed homes, resulting in a decrease in inventory.
    • Supply and Demand: The market has been fairly static the past few weeks in terms of sales to inventory. Lower inventory levels is keeping the area in a seller’s market, however, if the market heats up, expect prices to resume an upward climb.

     

    Cottage Grove Market Data:

    • Price: The median list price for Cottage Grove is showing a slight downward trend as a result of the market cooling off consistently for several weeks.
    • Inventory: Inventory is tightening due to average days-on-market decreasing and the number of pending sales (“absorbed”) outpacing the number of newly listed homes (with the exception of the fourth quartile).
    • Supply and Demand: With more homes available and lower demand, the market has cooled off, resulting in lower average prices, and remains a seller’s market for the time being.
