Lane County Real Estate Market Data (Week of June 19)

    Eugene Market Data:

    • Price: The median list price has dropped slightly from a little over a month ago, but appears to now be hovering around a plateau. Prices are likely to climb if the market heats up.
    • Inventory: With the exception of the second quartile of homes, inventory is climbing, as the number of newly listed homes is greater than or equal to the number of those pending (“absorbed”).
    • Supply and Demand: Although inventory is trending upward, it is still low enough to keep it in a seller’s market.

     

    Springfield Market Data:

    • Price: The median list price has dropped slightly from a little over a month ago, but appears to now be paused around a plateau. If the market heats up, prices will likely resume an upward climb.
    • Inventory: Inventory has reached a relatively stasis point for the most part, as the number of newly listed homes is less than or equal to the number of those pending (“absorbed”).
    • Supply and Demand: Inventory is sufficiently low, so it remains a seller’s market.

     

    Cottage Grove Market Data:

    • Price: Prices are continuing upward, although still below the market’s price high-point, with the median list price up substantially from a little over a month ago.
    • Inventory: With the exception of the first quartile of homes, inventory is climbing, as the number of newly listed homes is greater than or equal to the number of those pending (“absorbed”).
    • Supply and Demand: The market has not shown strong directional trends in terms of supply and demand, however, inventory is low enough to keep it a seller’s market, with the prices moving upward as evidence.
