    Eugene Market Data:

    • Price: The median price for Eugene homes has increased significantly over the past year.
    • Inventory: The number of pending sales (“absorbed”) has been outpacing or almost equal to the number of newly listed homes, resulting in a decrease in inventory.
    • Supply and Demand: In terms of sales to inventory, the market has been fairly stagnant the past few weeks. However, low inventory is keeping the area in a seller’s market zone, and if the market heats up, prices will likely resume in an upward climb.

     

    Springfield Market Data:

    • Price: The median price for homes in Springfield has increased significantly over the past year, but has recently plateaued.
    • Inventory: The number of pending sales (“absorbed”) has been outpacing or almost equal to the number of newly listed homes, resulting in a decrease in inventory.
    • Supply and Demand: In terms of sales to inventory, the market has been fairly stagnant the past few weeks. However, low inventory is keeping the area in a seller’s market zone, and if the market heats up, prices will likely resume an upward climb.

     

    Cottage Grove Market Data:

    • Price: While the median price for Cottage Grove homes did not fluctuate much this week, it has increased over the past year and is relatively close to the market’s price high-point.
    • Inventory: Inventory has been decreasing lately, while the days-on-market (DOM) are seeing an increase.
    • Supply and Demand: The past several weeks have seen consistent cooling in the market conditions. Prices have not yet begun to drop, as it is still a seller’s market. Prices may begin to fall if demand stays slack over the next few weeks.
