Lane County Real Estate Market Data (Week of November 6)

    Here’s the latest and greatest on Real Estate market data across Lane County, including pricing, inventory, and more for Eugene, Springfield, and Cottage Grove:

    Eugene Market Data:

    • Price: The market is hovering right around this plateau, although the median list price is up from a couple of months ago.
    • Inventory: Inventory has been decreasing in all quartiles, with the number of new listings less than the number of pending homes (“absorbed”).
    • Supply and Demand: It’s still a seller’s market, and if the upward trend in sales relative to inventory continue, expect prices to resume an upward climb.

     

    Springfield Market Data:

    • Price: The market is paused right around this plateau, and has been for a couple of months now.
    • Inventory: Inventory is tightening with the exception of the first quartile, with the number of newly listed homes less than the number of those pending (“absorbed”).
    • Supply and Demand: The market has achieved a relative stasis point in terms of sales to inventory, and inventory is low enough to still keep it as a seller’s market.

     

    Cottage Grove Market Data:

    • Price: Prices are hovering around a plateau, however, the median list price has shown an increase from a couple of months ago.
    • Inventory: Inventory has been light, with the number of new homes hovering close to the same number as those pending (“absorbed”). Though days-on-market is increasing, there are positive indications for the market in the future.
    • Supply and Demand: Should the upward trend in sales relative to inventory continue, expect to see prices to resume an upward climb.
