For many, a real estate transaction will be the biggest financial obligation in their lifetime. Buying or selling a home may seem overwhelming to those not involved in the industry, so working with a licensed Agent is an easy way to make the entire process less stressful. Education and Experience: Agents are required to obtain licenses and complete continuing education courses, and must maintain knowledge of changes to Real Estate law. Agents also possess familiarity of your area and its neighborhoods plus the activity within them (days on market, average sales price, etc.), so they can find the place that’s just right for you.
Agents Work as Representatives: As a seller, do you have time to take calls daily, show your home at a moment’s notice, hold open houses, or market your property? These are skills that can take years to perfect. Your Agent will also work to bring only serious buyers to the table. As a buyer, your Agent will help you search for a future home that meets your specific needs while keeping other Agents and builders at bay.

Knowledge of Contracts: The Oregon Residential Real Estate Contract is close to ten pages of legal terms, plus any addendums or disclosures. Are you confident in your understanding of what you are offering, accepting, countering, or rejecting? Remember that most contracts between homeowners and buyers without representation do not close at escrow.
Negotiation Skills: An Agent’s top priority is doing what’s best for their clients at all times. Negotiation skills are extremely valuable to ensure that clients get the best deal or highest value for their home. Top producing Agents negotiate well because they are experienced in the field and are able to remove themselves from the emotional aspects of a transaction.
Professional Networking: Marketing your property is more than just sticking a sign in the yard. Agents will market your home to other professionals they network with, many of whom provide services that you may need and that will benefit you before, during, or after the buying or selling process. Check out the latest on Eugene's Real Estate market with this week's data, including pricing, inventory, and more.

Price: The median list price has dropped slightly from a little over a month ago, but appears to now be hovering around a plateau. Prices are likely to climb if the market heats up.

Inventory: With the exception of the second quartile of homes, inventory is climbing, as the number of newly listed homes is greater than or equal to the number of those pending ("absorbed").

Supply and Demand: Although inventory is trending upward, it is still low enough to keep it in a seller's market.

There’s a lot to know when it comes to Real Estate, and it’s sometimes tricky to know what’s true. Misconceptions can even deter people from buying or selling, so we're exploring a few common Real Estate myths and putting some of those rumors to rest:

All Real Estate Agents are the same: Besides bringing their own unique personalities to the table, Real Estate Agents also possess different skills, experience levels, and specialties. Also take into consideration those that work with sellers, and those that work with buyers. It may take a little extra time and searching, but it’s worth it to find an Agent that truly fits your needs.
A 20% down payment is required to buy a home: In 2016, the average down payment was just 11% (and they are often lower!). A number of factors determine the down payment, including the buyer’s financial circumstances and price and location of the home. Also, some organizations such as the Dept. of Veterans Affairs offer no-money down loans, or first-time buyers may qualify for 3.5% FHA mortgages.

You can skip the inspection when buying:  An inspection may add some time to the process, however it’s not worth skipping. Without an inspection you get the home as-is, including any issues that you may or may not see. A thorough inspection can save a lot of money and headaches in the end, and are needed even for newly constructed homes.

When selling your home, price it higher than it’s worth to leave room for negotiations: Thanks for the internet, buyers have become savvier than ever when shopping. Many can spot a home on the market that’s considerably overpriced, and will not take the time to look at it, leaving it sitting on the market for even longer. Ask your Agent for a comparative market analysis to help determine what may be a reasonable price for your home.

Here's the latest and greatest on Eugene's Real Estate market, including pricing, inventory, and more!
Price: While the list price has climbed since the start of the year, it looks to have paused for the time being around this plateau.
Inventory: With the exception of the fourth quartile of homes, inventory is trending upward, as the number of newly listed homes is equal than or less to the number of those pending.

Supply and Demand: It's still a seller's market, as home sales continues to outstrip supply, so anticipate upward pricing pressure if this trend continues.

We're wrapping up the month with an update on Eugene's Real Estate market, including pricing, inventory, and more.
Price: Prices are continuing to climb, nearing the market's all-time high, and showing a substantial increase from the start of 2017.
Inventory: With the exception of the third quartile of homes, the number of pending sales ("absorbed") has been outpacing or equal to the number of newly listed homes, resulting in a decrease of inventory.

Supply and Demand: It's a seller's market, and the market continues to get hotter. More sales and fewer homes listed continue to contribute to the increase in pricing.

We’re starting 2017 off with another R&R Properties of Eugene Real Estate market data update for Lane County! Check out the latest market data (including pricing, inventory, and more) for Eugene, Springfield, and Cottage Grove:

Eugene Market Data:

  • Price: The median price for Eugene homes leveled out near the end of 2016, but are showing signs of a gradual increase.
  • Inventory: With the exception of the second quartile of homes, the number of pending sales (“absorbed”) has been outpacing or equal to the number of newly listed homes, resulting in a decrease in inventory.
  • Supply and Demand: The market has cooled a bit at the end of the year with prices somewhat flat, keeping the area in a seller’s market zone. However, if the market falls into the buyer’s zone, expect downward pressure on pricing.

 

Springfield Market Data:

  • Price: The median price for homes around Springfield has plateaued around the end of the year.
  • Inventory: Inventory has been somewhat light, and with the exception of the first quartile of homes, the number of pending sales (“absorbed”) has been outpacing the number of newly listed homes, resulting in a decrease in inventory.
  • Supply and Demand: The market has been fairly static the past few weeks in terms of sales to inventory. Lower inventory levels is keeping the area in a seller’s market, however, if the market heats up, expect prices to resume an upward climb.

 

Cottage Grove Market Data:

  • Price: The median list price for Cottage Grove is showing a slight downward trend as a result of the market cooling off consistently for several weeks.
  • Inventory: Inventory is tightening due to average days-on-market decreasing and the number of pending sales (“absorbed”) outpacing the number of newly listed homes (with the exception of the fourth quartile).
  • Supply and Demand: With more homes available and lower demand, the market has cooled off, resulting in lower average prices, and remains a seller’s market for the time being.

5 Fun Facts About Oregon Civil War Football
Saturday marks the 120th Civil War between Oregon and Oregon State, with the Ducks on an eight-game win streak that they hope to uphold at Reser Stadium. In the spirit of this long-standing rivalry, here are some interesting facts about our favorite game of the year - Go Ducks! (Photo credit: UO Stock Photos)
The annual match-up between the Ducks and the Beavers is the seventh oldest rivalry in college football, dating back to 1894. Before it was the “Civil War”, it was called the “Oregon Classic” or “State Championship Game”.

Oregon leads the series 63-46-10. Six of the ten ties had a score of 0-0 (the most recent in 1983). The Ducks current win streak dates back to 2008.

In 1910 a post-game riot broke out, resulting in no athletic competition between the two teams in 1911. The following two Civil Wars were then played in Albany, as it was considered a “neutral” site.

  • Supply and Demand: In terms of sales to inventory, the market has been fairly stagnant the past few weeks. However, low inventory is keeping the area in a seller’s market zone, and if the market heats up, prices will likely resume in an upward climb.

 

Springfield Market Data:

Cottage Grove Market Data:

  • Price: While the median price for Cottage Grove homes did not fluctuate much this week, it has increased over the past year and is relatively close to the market’s price high-point.
  • Inventory: Inventory has been decreasing lately, while the days-on-market (DOM) are seeing an increase.
  • Supply and Demand: The past several weeks have seen consistent cooling in the market conditions. Prices have not yet begun to drop, as it is still a seller’s market. Prices may begin to fall if demand stays slack over the next few weeks.
